Key dependencies
- The lease must be signed before you can lock the fit-out design or mobilise contractors, and the approved test fit / space plan has to precede furniture orders and the cabling layout.
- Internet circuits and leased lines are the critical path — order them the day the lease completes, because telcos routinely need 8-12 weeks to install, and the network and structured cabling must be live before desks can be tested and staff can go live.
- Base-building works and the landlord's licence to alter also gate the start of any fit-out.
- Dovetail your old-lease notice and dilapidations with the new occupation date so you keep a short overlap rather than handing back keys before the new space is ready.
Timeline risks
- Office moves slip most on long-lead items — telecoms circuit installs, landlord approvals, custom furniture and base-building works — so order connectivity and desks the moment the lease completes and track them weekly.
- Fit-out programmes overrun during snagging, so build two to three weeks of contingency before your move date and never hand back the old space until the new one has passed a full IT and workstation test.
- Move over a weekend or holiday and keep a few days of dual occupancy as a fallback so a slipped task never costs you a working week.
